Relax with your own new home! Apply for the Housing Loan and get an amount of 5,000 up to 150,000 euros. Use the loan to buy a new apartment or a new house, to renovate, to buy construction materials or to refinance housing loans from other banks.

The loan for real estates in construction/outbuilding/adaptation/renovation should be repaid during the period of one year.

    For Payroll clients

  • EUR 2.70% - fixed interest rate for the first 3 years
  • EUR 4.70% - fixed interest rate for the 4-th and 5-th year
  • Interest rate (variable) for the remaining period

  • For non-payroll clients
  • EUR 5.70% - fixed interest rate for the first year
  • EUR 7.50% (RTE 7.60%)* - variable interest rate for the remaining period

    For house acquisition, or acquisition of house under construction, for construction, or reconstruction, for extension, renovation of any kind of immovable (flat, house, urban land)
  • MKD 3.90% - fixed interest rate for the first 3 years

  • MKD 5.35% indicative (reference IR + 2.10% spread, minimum 5%)  - for payroll clients

  • Physical persons - Citizen of RM
  • Age 20-68 (no older than 68 by the time of the final instalment)
  • The loan applicant to have permanent employment of at least 12 months or to be pensioner
  • The participation of the total monthly debts in the total monthly incomes to be maximum 50% for MKD loans and maximum 47% for EUR loans.
  • Only in case the criteria for monthly instalment in relation to the salary or pension and/or age is not fulfilled
  • Only members of the family (first and second generation)
  • Maximum two co-applicants/one guarantor
  • From 60 - 360 months/from 5 - 30 years
  • Minimum 20%
  • Minimum 15% for purchasing at construction companies that have closed contract with the bank
  • up to 12 months (with payment of interest)
  • For the duration of the grace period, it can not be liquidated beforehand.

  • Supply of goods or materials connected with the construction (such as: tiles, kitchen and bathroom appliances, furniture, doors, A/C etc.) are financed with consumer loan and are included in the calculation for ratio of indebtedness.

Monthly instalments

    • For the rest of the period: -0% if repayment is by own funds. -5% if the loan is refinanced with a loan from another bank
    - For non-payroll clients (housing loans in EUR):  -0% if repayment is by own funds. -3% if the loan is refinanced with a loan from another bank
  • 1st rank mortgage (2nd and 3rd rank mortgages only if Silk Road Bank Bank AD Skopje is the sole mortgage trustee) on the real estate property that is bought or other real estate property in ownership of the loan applicant or co-applicant/guarantor (acceptable categories: residential buildings in urban habitats - flats, houses etc., residential buildings in rural habitats - weekend cottage etc.) and mortgages with pre-property deed for loans up do 15,000 EUR.
  • Draft and consent form for draft signed by the loan applicant and co-applicants/guarantors
  • Administrative ban is anticipated if accepted by all parties (Company - Bank - Loan applicant/co-applicant/guarantor) 
  • Mortgage value:
    • 143% - 200% of the loan value, depending on the location and the condition of the real estate and in accordance with the submitted evaluation.
      The Bank keeps its right to accept or decline the offered estate as collateral.
  • Insurance Policy for insuring real estates (building) from basic risks and insurance from earthquake with franchise of 10% or minimum EUR 5.000.
  • Insurance of the property until the duration of the loan procedure
  • Visa Electron Point Debit Card - with opening of transactional account
  • Enter American Express Debit Card - with opening of transactional account
  • American Express Credit Card, according to the Credit policy
  • Active web banking/mobile banking
  • SMS service
    The client is required to submit the following documents in a period of 6 months after the loan payment in order to prove that the funds are used for the intention:
  • Certificate of the property on the name of the loan applicant, or
  • Contract verified by a public notary (solemnization-notary act) for buying and selling of property


* RTE is calculated for loan amounting EUR 150,000 and 360 months loan tenor, where for the first years the fixed interest rate is taken in consideration, while for the remaining period - the variable interest rate according to the classification of the client.
** RTE is calculated for loan amounting MKD 9,000,000 and 360 months loan tenor.
