    For Payroll clients

  • EUR 3.95%- fixed interest rate for the first 10 years of the loan repayment without life insurance
  • EUR 6% (6 monthly EURIBOR* + 2.115%; minimum 6%) - variable interest rate for the rest of the period of the loan repayment without life insurance
          For non-payroll clients in the Bank
  • EUR 5.30% - fixed interest rate for the first year
  • EUR 10.885% - variable for the rest of the period (6 months EURIBOR*+7.0%, minimum 7.80%)
  •  For housing loans with EUR clause, six-month EURIBOR is used as the reference interest rate. Adjustment of the interest rate is carried out on a six-monthly basis, on 01.01 and 01.07 of each year according to the rate of 6 six-month EURIBOR, which is valid on the last day of the previous half-year. The rate of the 6-month EURIBOR on 01.01.2024 is 3.885 and it is valid until 30.06.2024

Monthly instalments
    - For the whole period: 0% if repayment is by own funds; 5% if the loan is refinanced with a loan from bank.
  • 1st rank mortgage (2nd and 3rd rank mortgages only if Silk Road Bank Bank AD Skopje is the sole mortgage trustee) on the real estate property that is bought or other real estate property in ownership of the loan applicant or co-applicant/guarantor (acceptable categories: residential buildings in urban habitats - flats, houses etc., residential buildings in rural habitats - weekend cottage etc.) and mortgages with pre-property deed for loans up do 15,000 EUR.
  • Administrative ban is anticipated if accepted by all parties (Company - Bank - Loan applicant/co-applicant/guarantor) 
  • Mortgage value:
    • 118% - 200% of the loan value, depending on the location and the condition of the real estate and in accordance with the submitted evaluation.
      The Bank keeps its right to accept or decline the offered estate as collateral.
  • Insurance Policy for insuring real estates (building) from basic risks and insurance from earthquake with franchise of 10% or minimum EUR 5.000.
  • Insurance of the property until the duration of the loan procedure
  • Visa Classic Debit Card - with opening of transactional account
  • American Express Point Debit Card - with opening of transactional account
  • American Express Credit Card, according to the Credit policy
  • Active web banking/mobile banking
  • SMS service
    The client is required to submit the following documents in a period of 6 months after the loan payment in order to prove that the funds are used for the intention:
  • Certificate of the property on the name of the loan applicant, or
  • Contract verified by a public notary (solemnization-notary act) for buying and selling of property

* RTE is calculated for loan amounting EUR 400,000 and 360 months loan tenor, where for the first years the fixed interest rate is taken in consideration, while for the remaining period - the variable interest rate according to the classification of the client.
